Good location disappointing hotel. I want to say nice things about this hotel, but it is difficult. It is within walking distance of the Nice Côte d’Azur airport, and there is a bus stop right outside the hotel, also the tram runs one block over. The view of the sea is great, but the traffic noise is terrible late into the night. You can catch local city buses as well as buses that run from Cannes to Monaco. The rooms are tiny even by European standards, the bathroom was minuscule and the toilet so close to the wall that you were sitting on the wall as well as the toilet seat. There was a safe in the bottom of the closet but it wasn’t bolted to anything so I didn’t use it. On the plus side, the manager/desk clerk/breakfast cook, was very pleasant and helpful. He may have been the only employee or the owner for all I know. The room rate was very good, breakfast was 8 euro for continental style but all you can eat. In short the hotel was old, broken down and cleanliness was spotty. I would not stay there again.

It doesnt mean bad, its cheap and best roi you get on main street. You get cheap room, possible breakfast on order, next the beach, calm, some shops, coffee shops next corner, bus station right next to the door.

We decided to spend New Year in Nice......we got bus from Grasse which took an hour and 50 minutes and it stopped almost directly opposite to the hotel....The door to the hotel was locked...which we thought was very strange....and the glass in the door was all cracked.....after knocking for 5 minutes a man appeared and let us in.....there are a few stairs on entry to the hotel which I found hard to navigate with a suitcase ...there was no banister to lean on....the then owner showed us to the room on the second floor.....the room was sparse...mismatched furniture ....small shower...with someone else's left over toiletries ....no hairdryer etc....but a nice small balcony to sit out and over look the sea......there was a kettle..but no cups etc...just 2 clear plastic cups for water i assumed.....due to the time of day etc we decided we would not be able to get any other accommodation so we decided to stay.....the bed was relatively comfy..but a blanket would have been nice as it was chilly at night and there was no heating......the second night was much the same as the first one....bleak....there was no pubs or restaurants nearby ...but a Carrefour was open so we bought some wine etc and a few bit's to take back to our room...knowing that we were leaving the following day......the hotel looked in need of a complete upgrade.....walls grubby....thin towels....the banister was dangerous in my opinion ...certainly could not lean on it .....there was mould in the shower , floors were grubby....and skirting boards dusty ....the only thing I enjoyed was the view of the sea.....would never go back ......the owner of the hotel was in my opinion not very friendly.....seems he runs the hotel with little or no help.and no lift

The location is awesome. And that is all there is to it. We took a room on the ground floor and decided we had to check out immediately almost. The room per se was okay even if small. However, my objection is to the poorly planned privacy issue. For example, the bathroom door doesn't cover the bathroom + there is no latch to it + there are no curtains in the room. Bathroom is so small that even if you pray, you can't possibly slip! For me, these make it a strict no-go territory.

This hotel was by far the worst of my trip (I was in Europe for 5 weeks so I stayed in a lot of hotels). The photos make it appear like you are on the water but there is a huge (maybe 8 lane) loud road between you and the water. it is really loud with traffic all night and the walls are so thin, you can hear cars constantly. The rooms, looks like a porno was shot here (like mirror above bed and leopard sheet type level of creepy). Even the lobby was dark, dank and smelled like dead fish. Also, hotel said it had parking but it means that there is street parking so basically you have to constantly pay meters (I thought they had actual parking by their misleading info). It was a bad night sleep - uncomfortable, loud, etc. Also, the neighborhood (walk a block either direction) is not nice. I would not recommend this hotel.

During my recent European adventure, I stayed at this hotel and while it is a bit dated, I found the staff made up for a lot of the shortcomings in décor and style. They were very friendly and helpful. My room was characteristically small but it was comfortable. Great location just steps from the tram. So while not glamorous or luxurious, it was pleasant enough.

I honestly don't understand why the reviews are not that great. If you judge the hotel itself you can tell that it is not 5*, but what would you expect from the price you paid? The hotel is old and needs decorating - but the room have its own fridge, a balcony overlooking the sea (which you might pay double the amount for such a great view in other hotels), it is very accessible on trains and bus stops are very close, a large supermarket in the corner and numbers of local restaurants. A public bike is opposite the road which we used through out our stay to reach the Nice Town which is awesome as we can take our time and enjoy the promenade, and a jet ski and kayak to hire literally opposite the hotel. The staff/owner of the hotel is VERY friendly and made us feel so at home, our room gets cleaned everyday too. However, if you are fussy traveller and visiting Nice to relax with luxuries - then it might not be for you. But for budget traveller like me, I think its perfect.

Poor, but not terrible, if you are unpretentious. First good things. You cross the street and you are on the beach. Hosts are friendly, refrigerators in the rooms, public bikes rental station is some 100 metres from hotel. Located on famous promenade des Anglais.Tip: if you fly with cabin bagage only, or backpacks, take public bike at the airport and leave it at the station by the hotel. Same on the way back. distance is some 2,5 kms. It's dificult for the first time to understand how the system works, but once you register, it's easy. Now not so good things. hotel urgently needs renovation or general cleaning at least. Lots of cracked paint, mold. Bed linen is clean, the rest is not too much. Rooms are small, bathroom closet size. You need to step over the toilet to get into the shower. Siting on the toilet only sideways, unless you are under 1,50 m. City center is far on foot, close on public bikes.
